A master lease agreement sets common terms for many individual site leases between the same two parties, so each new site can be added under the master without renegotiating from scratch. It is widely used for telecom towers and site portfolios. The master sets the standard rent formula, term, and obligations once, and each new site is added by a short site supplement or schedule referencing the master. This lets a carrier roll out many tower or rooftop sites quickly without renegotiating boilerplate each time.

Operators with many sites under one master need to track both the master terms and each site’s schedule. Gridlync keeps the master and every site lease connected.

Example

Skyband Wireless and TowerHold Inc. sign a master lease agreement fixing a $2,200 base rent, 3 percent annual escalator, and standard access terms. As Skyband adds each new tower site, it signs a one-page site schedule under the master instead of a fresh lease.
