Solar Easement

A solar easement protects a solar installation’s access to sunlight by restricting a neighboring property from building or planting in a way that would cast shade on the panels. It runs with the land and is recorded like other easements. It typically prohibits the burdened neighbor from erecting structures or growing vegetation above a defined height within a mapped sky area. Without one, a new building or tree next door could shade panels and cut output.
Solar projects may hold solar easements alongside ground leases. Gridlync keeps these agreements and their terms organized with the rest of the project’s land rights.

Sunhaven Solar pays the adjoining Whitfield lot owner $40,000 for a recorded solar easement barring any structure over 15 feet along the southern boundary, protecting its array from shade for the life of the project.
